Application Guidelines

Thank you for your interest in Oaks of Kingwood Apartments and Townhomes! Please read through our Guidelines and then contact us for a Leasing application.

All applications MUST be returned within 48 Hrs or apartment will not be held!!

It is the policy of BCC not to discriminate against any person because of race, color, religion, sex, handicap, family status or national origin in the rental of housing. It is the policy of BCC to allow any resident, at the expense of the resident, to reasonably modify the existing premises occupied, or to be occupied, by a handicapped person.

All lease holders must be at least 21 years of age.

Reasonable Occupancy standards are established for all BCC properties as follows:
Size – Limit
1 Bedroom – 2 Persons
2 Bedroom – 4 Persons

An additional person less than 6 months of age may also be included in the total count. An apartment with a study or den does not constitute and additional bedroom unless the room is entirely closed with a closet.

All rental applications are reviewed for rental history, income source, and credit standards. Rental history cannot reflect an eviction, broken lease agreement, adverse payment history or any negative history of any kind. All addresses listed with the credit bureau will also be verified.

Applicants must have a gross salary higher than (3) three times the rent for the apartment for which they are applying.

All lease holders must qualify with a combine income at 3 times the rent and must have at least 51% positive combine credit credit; Co-signers must make 4 times the rent and have a 75% positive credit rating. Unemployed applicants must prove sufficient savings to cover the lease term.

Alimony or child support payments must be verified with court documentation. Credit history cannot reflect more negative trades than positive and cannot reflect delinquent utility trades if the utility will be necessary for occupancy.

Applicants with criminal history are not qualified. Deferred Adjudication or Probation is also considered reasons for denial of rental application.

You will be required to pay a $35.00 non-refundable application fee for a single application and $60.00 non-refundable application fee for a married couple, in addition to any deposits, which may be charged in conjunction with the terms of your application agreement. The Deposit is forfeited if you cancel once approved and a specific apartment has been taken off the market for you.

Be advised that our ability to verify information is limited to the information made available to us by the reporting service used.

We do not guarantee or represent any residents currently residing in this community has not been convicted of a felony. We cannot guarantee your safety should you choose to live at this community, and we recommend that you check with the local police department regarding the crime statistics in any neighborhood in which you may choose to reside.
